What TPO actually is

TPO stands for thermoplastic polyolefin. In plain terms, it's a tough, white, rubber-like membrane that comes in wide sheets and gets heat-welded together at the seams, so the seams form one continuous, watertight surface instead of relying on caulk or tar that dries out over time.

It's bright white, which reflects heat instead of absorbing it. That makes a real difference on a Florida roof in August. It's the same category of material widely used on commercial flat roofs, applied here to the shape of a mobile or manufactured home roof.

One roof-over, built one way: 2x4 lumber framing over your existing roof, a 2-inch insulation board, then a 45-mil TPO membrane. The finished edge is included, which means new fascia metal over your old fascia, drip edge, and a white termination bar all the way around. $795 per square, on our published price sheet.

Why we install over your existing roof

A roof-over means we build the new TPO roof on top of your current one instead of ripping it off first.

Faster, with less mess

No dumpster full of old roofing material in your yard, no days of debris and noise. Most homes are done in a single day.

Your home stays dry the whole time

Because we're not removing the old roof first, there's no window where your home is exposed to the weather mid-project.

Framed, insulated, then sealed

The roof-over is framed with 2x4 lumber and carries a 2-inch insulation board above your existing roof. That means a noticeably cooler home in summer, and the exact spec is stated on every written quote.

The one exception: the two-layer rule

Florida Building Code Section 1511.3 allows a maximum of two roof layers, a limit that exists because the added weight is more than most structures are built to carry. If your home already has two (usually a previous roof-over on top of the original), a tear-off comes first, starting at $100 per square. We check the layer count as part of your quote, and if a tear-off applies, it's stated in your written quote before any work starts.

Warranty, in plain language

Covered for life, spelled out

Our workmanship is covered for life, for as long as you own the home, and it transfers once if you sell, with the next owner covered for 15 years from the original install date. The material carries a 10-year manufacturer warranty underneath that. Both are explained in plain English on your contract, not buried in a separate legal document you have to go hunting for.
