Insulated TPO roof-over: $795 per square
A "square" is roofer shorthand for 100 sq ft of roof. That is our published rate, and the same number applies to every customer, every home, every park. It includes a 2-inch insulation board for a cooler home and the finished edge: new fascia metal over your old fascia, drip edge, and a white termination bar all the way around. Some companies quote the roof and charge for the edge afterward. We do not.

If your home already has two roof layers
Florida code allows a maximum of two roof layers on a home. If yours already has two (usually a previous roof-over on top of the original), a tear-off comes first, starting at $100 per square. We check the layer count as part of your quote. If a tear-off applies, it's a line on your written quote before any work starts, never a surprise mid-job.

If a change to the scope or price is ever needed, here's exactly how it works:
- Our crew documents what they found, often with photos.
- We call you and explain it in plain language: what it is, why it matters, and what it would cost to fix.
- We put the change and the new price in writing.
- Nothing happens, and nothing is billed, until you approve it in writing.
If you say no, we finish the original scope of work as quoted, if it's safe to do so, and explain your options.
Coatings and the roof + HVAC bundle
The liquid-applied coating has a published range above, for qualifying roofs. We check and tell you plainly. The roof + HVAC bundle works differently: HVAC unit size changes the math more than it does for a roof, so the AC portion is quoted by phone and the whole bundle goes on one written quote, never a vague "call for pricing."
