Who we are
By The Book Roofing is the roofing brand of Serene Construction LLC, a Florida company. By The Book Roofing is a trade name ("doing business as"), and any contract you sign shows both names, exactly as required.
We built this company around a simple frustration: roofing quotes in Florida are too often a mystery until someone is standing in your living room. For homeowners on a fixed income, especially in 55+ manufactured home communities, that's stressful in a way it shouldn't have to be.
So we do it differently: publish the price, put everything in writing, and never send anyone to your door to close a sale. That's the operating rule behind how quotes, contracts, and install days work here.
The company, on paper

- Where we work: Florida manufactured- and mobile-home communities, starting in Tampa Bay and the Lakeland corridor.
- Once you sign: access to The Book, our homeowner portal. It's a live line-item budget with change orders approved in writing.
Why we publish our prices
Because a fair price shouldn't depend on how well you negotiate with a stranger in your living room.
The price is public
$795 per square for the insulated TPO roof-over, with the finished edge included. The same number for every customer, on the published price sheet, effective Aug 5, 2026.
Everything in writing
The quote, the exact spec, the warranty, and your 3-day right to cancel are all stated in the documents you keep, before work starts.
Discounts printed, not whispered
A $500 discount for homeowners 55+ and active-duty or veteran military. One per job, printed on the price sheet.
How we work
- No door-knocking. Nobody is sent to your door, and there's no commissioned closer in your living room. Quotes come by satellite measurement and phone.
- A permit pulled on every job, with the Florida product approval cited on every contract.
- The two-layer rule, stated up front. Florida code allows a maximum of two roof layers. If your home already has two, tear-off comes first. That starts at $100 per square, stated in your written quote before work starts.
- Your 3-day right to cancel, stated by us, unprompted.
Honest about being early
We're a newer brand building a track record in Florida parks, starting in Tampa Bay. We'd rather say that plainly (see our Reviews page) than pretend to a history we don't have yet.
So you won't find invented review counts or stock-photo "crews" here. As real jobs are completed, they'll show up on the Reviews page, and nowhere before that.
