What if your crew finds damage once they start?
We stop and call you. Our crew documents what they found, usually with photos, and we explain it in plain language: what it is, why it matters, and what it would cost to address. Nothing is added to your bill and no extra work happens until you approve the change in writing. If you decide not to move forward with the additional work, we complete the originally quoted scope if it's safe to do so, and talk through your options. This is the same price-lock guarantee described on our pricing page.
Are you licensed and insured?
Yes. Our license status: FL License CCC1337068. Proof of licensing and insurance is provided with every written quote. Ask for it any time.
Do you actually pull permits?
Yes, on every job, no exceptions. Permits are filed with the local building department and become public record for the address, so it can be verified once your job is scheduled.
What are my cancellation rights?
You have 3 business days to cancel a signed contract, for any reason, no explanation needed. This is a right under Florida law, and we state it plainly on the contract itself. We don't wait for you to ask. To cancel, notify us in writing (a text or email to the contact on your contract is enough) within 3 business days of signing. We'll confirm the cancellation and won't schedule or bill for any work.
How long does the whole process take, start to finish?
A typical timeline is: a phone call and satellite measurement the same day you reach out, a written quote within a day or two, and an install date set once you sign, usually within a few weeks, depending on our schedule and permitting timelines in your county. Your exact install date is always set in writing before the crew shows up, not left vague.
How long does the install itself take?
For most single-wide and double-wide roofs, the roof-over is a one-day install. The crew arrives in the morning, and the site is finished and cleaned up by evening. Larger or more complex roofs may take longer; we'll tell you if that applies to your home before you sign.
What's the difference between the three roofing options?
We sell all three, and we'll tell you plainly which fits. The liquid-applied membrane is a 10-year coating for roofs that qualify. We check and tell you plainly (typical single-wide $3,400–$4,300). The 45-mil insulated TPO roof-over carries a 10-year warranty at $895 per square (typical single-wide $8,950–$10,740). The 60-mil insulated TPO roof-over, the one most people choose, carries a 20-year warranty at $995 per square (typical single-wide $9,950–$11,940). Both TPO systems include a 2-inch insulation board for a cooler home; the only differences are membrane thickness and warranty length. You can add a new HVAC system to any of the three. Why is there only $100 per square between the 10-year and 20-year systems?
Because most of the roof is the same either way: same 2x4 pressure-treated framing, same 2-inch insulation board, same crew, same one-day install. The extra $100 per square buys a thicker membrane (60-mil instead of 45-mil) and double the warranty (20 years instead of 10). Most people pick the 20-year system for exactly that reason. But the 10-year system is a good roof, and if your budget is firm, it's there. We'll never pressure the upgrade.
Do you show your profit margin?
Yes, as education, not as a line item. Our pricing page has a "Where your dollar goes" breakdown showing roughly how every dollar splits between materials, labor, permitting, running the company, and staying in business. That breakdown never appears as an itemized part of an actual customer quote. Your written quote shows one locked total. We publish it separately so the number isn't a mystery, without turning any part of it into something you're expected to negotiate line by line.
Do you offer financing?
We can talk through payment options when we call. Call (813) 212-3218 and ask, and we'll walk through what's available for your situation. We won't pressure you into a financing decision on that first call.
Is there a senior or military discount?
Yes: $500 off the 20-year (60-mil) roof-over for homeowners 55 and older, and for active-duty and veteran military. It's printed right on the price sheet, and it's one discount per job. The two don't stack. It applies to the 20-year system only, not the 10-year system or the coating. Just mention it when you call and we'll apply it to your written quote.
Why don't you send someone to my house to give a quote?
Because we don't need to, and because that's usually where pressure sales tactics happen. We measure your roof by satellite, quote you an exact price by phone, and send the contract by DocuSign or paper mail. What's a roof-over, and why not tear off the old roof?
A roof-over installs the new TPO roof on top of your existing one instead of removing it first. That means a faster, cleaner, single-day install with no window where your home is exposed to the weather. Full details are on our TPO roof-over page.
Will you have to tear off my old roof?
Usually not. The roof-over goes on top of your existing roof, and that's the point. But Florida Building Code Section 1511.3 allows a maximum of two roof layers, a limit that exists because the added weight is more than most structures are built to carry. If your home already has two (usually a previous roof-over on top of the original), a tear-off comes first, starting at $100 per square. We check the layer count as part of your quote. If a tear-off applies, it's stated in your written quote before any work starts, never added mid-job.
