What it is, in plain terms
A liquid-applied membrane is applied over your existing roof. It seals the seams, covers minor wear, and reflects heat. That adds good years to a roof that still has them.
It costs less than a roof-over because it works with the roof you already have. That's also why it isn't for everyone: the roof underneath has to be sound. We check first, and if a coating won't hold, we say so.
Like every job we do, the exact spec is stated on your written quote, the permit is pulled, and the warranty is written in plain English.

Is your roof a candidate?
Good candidate for a coating
- The roof deck and structure are sound: no soft spots, no sagging.
- Seams and flashing are largely intact, with only minor wear.
- No widespread rust-through on metal roofing.
- Water drains within a day or two after rain, with no long-standing puddles.
- You want more good years from the roof you have, at a lower cost than a roof-over.
Not the right fit: a roof-over makes more sense
- Significant sagging, soft decking, or structural concerns.
- Standing water that regularly sits for more than 48 hours.
- Widespread rust-through, delamination, or seams failed in multiple places.
- A roof already leaking in several spots rather than one.
If that's your roof, that's alright. We'll say so plainly and walk you through the TPO roof-over options instead.

How the 10-year warranty works
- 10 years from install, stated on the contract you sign, not in a separate booklet.
- Workmanship and the coating are both covered: if our work or the membrane fails, we fix it.

When we'll tell you no
Some roofs are past the point where a coating will hold. If yours is one of them, we won't sell you one. We'll say so in plain terms and quote the 45-mil and 60-mil TPO roof-over options instead: published prices, no pressure, and the same 3-day right to cancel on any contract.
