Pinellas County has one of the highest concentrations of 55+ land-lease manufactured home communities in the state, especially along the US-19 corridor through Clearwater, Largo, Dunedin, and Pinellas Park. In Pasco County, that same pattern continues through New Port Richey, Port Richey, and Holiday. In Hillsborough, we see it around Sun City Center, Ruskin, and Wimauma, where 55+ resident-owned and land-lease co-op communities are common.
These are exactly the kinds of homes and communities the 20-year TPO roof-over was built for: single- and double-wide roofs, homeowners on a fixed income, and park rules that often mean a fast, contained, one-day install matters more than it would on a site-built house.
What to expect on timing
- Most Pinellas County parks are within a same-day service radius of our crews.
- Pasco County communities are typically a 30–45 minute drive from our Tampa Bay base. That's still same-day reach for most calls and quotes.
- Hillsborough communities south of Tampa, including the Sun City Center area, are an easy drive from our base.
- Install dates are set in writing when you sign, not "sometime this month."

Park rules and HOA sign-off
Many communities have their own approval steps for exterior work. If your park requires a notice or sign-off, we'll tell you what we need from you before your install date is set.
